We come to your home, measure it, and tell you plainly what the basement can take. You get a 2D structure design of your actual basement and a fixed written quote. All free. Go ahead with the build and $2,500 comes off.
Takes about a minute.
Step 1 of 8
$2,500 off your basement
Taken straight off the price when you sign. It is not a payment plan and we do not offer financing. The audit, the design and the quote cost you nothing either way.
Every contractor in Calgary offers a free quote, so a free quote is not worth much. This is a named piece of work with something at the end of it, and it is yours whether or not you hire us.
Finished ceiling height, the foundation walls, where ductwork and services run, and where a compliant EGRESS WINDOW could go.
What your basement will take and what it will not. If a legal suite does not work on your property, we say so.
A drawn layout of your actual basement, not a stock plan. This is what makes a quote mean something.
Every line itemised, permits stated, allowances given a real value. Then $2,500 comes off if you go ahead.
These decide what is possible downstairs. Most of them cannot be judged from a photograph, which is why somebody has to stand in the room.
Every photograph on this page is our own work. 500+ projects over 20+ years, with a one-year workmanship warranty on all of it.

Full kitchen, separate entrance, EGRESS WINDOW in the bedroom, registered with the City.

Fire separation and interconnected alarms go in before the drywall, which is where suites usually fail.

A separate entrance at grade, which makes a suite considerably easier to let.
It comes straight off the price of the build when you sign. It is not a payment plan and we do not offer financing. The audit, the 2D structure design and the quote are free whether or not you go ahead.
Yes. We measure the basement, tell you what it can take, and give you a 2D structure design and a fixed written quote. No charge and no obligation.
Usually under an hour in the house. The 2D structure design and the written quote follow afterwards.
No, and that is the honest answer. Ceiling height, the foundation walls, where services run and whether a compliant EGRESS WINDOW can be cut all decide it. Finding out is the point of the audit.
Yes. We apply for the building permit and the licensed trades pull their own. We manage the inspections through to registration with the City of Calgary.
Through 2026 we see well finished legal suites rent broadly between $1,500 and $1,750 a month, varying with size, finish, separate entrance, parking and location. Treat that as a moving range and check current listings for your own area.
The City of Calgary Secondary Suite Incentive Program offers up to $10,000, paid as a reimbursement after the suite is registered. It is waitlisted as of 24 June 2026, carries a two-year restriction on short-term rental use, applies to the main dwelling only, and the permit has to be in place before applying. Check the City website for current status.
We will tell you what your basement can take before anybody asks you for money. If the answer is no, you will hear that too.
