What is the Canada Secondary Suite Loan Program?

A federal program offering eligible homeowners up to $80,000 in low-interest financing at 2% over 15 years to build a legal secondary suite, announced in the 2024 Fall Economic Statement.

Who is eligible for the secondary suite loan?

Homeowners adding a legal secondary suite to a home they own, meeting program criteria around ownership, occupancy and suite legality. We verify your eligibility before you commit to anything.

Does Grains Construction charge for application help?

No. Eligibility checks, documentation and the full application are handled at no extra charge with your suite project.

Can I also refinance my mortgage to fund a suite?

Yes. Since January 2025, insured mortgage refinancing rules let eligible homeowners refinance up to 90% of post-renovation home value to add a suite. We walk you through both options.

Does the loan cover Airbnb suites?

The program targets long-term rental suites. Short-term rental plans may not qualify; we confirm during your eligibility check.
