This suite was built with one job in mind: to be rented, legally, for as long as the owner wants to rent it. That goal changes decisions all the way through, from the durability of the finishes to where the laundry goes.

Building to permit is what protects the income. An unpermitted suite can be ordered closed, can complicate insurance, and can become a problem at resale. A permitted suite with closed inspections can be advertised openly, insured as what it is, and handed to the next owner as an asset rather than a liability.

The unit includes everything a self contained dwelling needs: its own entrance, egress in the bedrooms, fire separation from the main house, interconnected alarms across both units, and dedicated heating and ventilation. Finishes were chosen for wear rather than for a photograph.

Full permit package and every required City inspection, so the suite is legal on paper as well as in practice.

What can a legal basement suite rent for in Calgary?

Legal basement suites in Calgary have commonly rented in the region of $1,500 to $1,750 per month, moving with size, finish, parking and location. Rental markets shift, so run your own numbers on current listings before committing.

Can I rent out a basement suite that was never permitted?

You are taking real risk if you do. Unpermitted suites can be ordered closed, can void or complicate insurance claims, and routinely cause problems at resale. Legalising an existing space is often possible, and we can tell you what it would take after looking at it.

Does building a legal suite change my property taxes or insurance?

Insurance should be updated to reflect that the home contains a suite, and you should tell your insurer. Speak to your provider and to the City about your specific situation, since it depends on the property.

Who handles the permits and inspections?

We do. Development and building permits, the drawing package, and every required inspection through to final approval are part of the job rather than something handed back to you.

Is there funding available for a rental suite?

The City of Calgary Secondary Suite Incentive Program has reimbursed eligible owners up to $10,000 toward a legal, registered suite. Programs and their rules change, so we check what is current with you at the free consultation.
