Inside this project

The house, from outside, Rental Suite with Feature Wall, Sugarsnap, SE Calgary
The house

The house, from outside

The exterior tells you what makes lower level work so efficient. The foundation, the walls and the roof are already built and already paid for. Everything that follows happens inside that shell, which is why this kind of project avoids the cost and the disruption of building outward.

This is the home the work went into. Almost every square foot we added here already existed, sitting unused below the main floor. No excavation, no extension, no change to the roofline or the footprint. From the curb the house looks exactly as it did before, which is precisely the point.

The feature wall, Rental Suite with Feature Wall, Sugarsnap, SE Calgary
Feature wall

The feature wall

Slatted timber and panelled feature walls need proper backing and a level substrate, because any deflection in the wall behind shows up immediately across a run of vertical lines. The wall was framed and prepared specifically to carry it.

Media wiring and power were run inside before the finish went on, so the wall stays clean with nothing surface mounted across it.

Where the space actually gets used, Rental Suite with Feature Wall, Sugarsnap, SE Calgary
Living space

Where the space actually gets used

Recessed lighting is laid out on a grid rather than dropped in wherever joists allowed, and the flooring runs continuously through the space to make it read larger. Details like that are decided at drawing stage, which is why the finished room feels planned instead of assembled.

This is the room the whole layout is built around. Ceiling height, beam positions and duct runs were measured before framing so the main living area got the clear, uninterrupted span, and the bulkheads and service clearances were pushed into circulation and storage space where they are not noticed.

The kitchen, Rental Suite with Feature Wall, Sugarsnap, SE Calgary
Kitchen

The kitchen

A full kitchen with cabinetry, counters, sink and appliance connections on their own dedicated circuits. Plumbing was brought in and tied to the existing stack, and the range and dishwasher were wired by licensed trades and inspected before the cabinets went in.

The layout keeps the working triangle tight so the space functions properly rather than just looking complete in a photograph. Backsplash, counter and cabinet hardware were specified together, and the appliance package was planned into the elevation from the start rather than squeezed in at the end.

Waterproofed before it was finished, Rental Suite with Feature Wall, Sugarsnap, SE Calgary
Bathroom

Waterproofed before it was finished

Plumbing rough in was inspected before anything was closed up, and the finishes went on afterwards: tiled shower, glass enclosure, vanity, mirror and fixtures. Getting the sequence right is what keeps a basement bathroom dry for its whole life.

The bathroom is where shortcuts show up first, usually two winters later. Behind the tile there is a proper waterproofing system on the wet walls, the correct substrate and a floor built to fall to the drain. Mechanical extraction is ducted to the outside rather than into the joist space.

The bedrooms, Rental Suite with Feature Wall, Sugarsnap, SE Calgary
Bedroom

The bedrooms

Every bedroom below grade needs a compliant EGRESS WINDOW, sized so an adult can get out and a firefighter can get in, with the window well dimensioned to match. It is not optional and it is not a detail you can add later without cutting concrete, so it is designed in from the first drawing.

This is the single most common reason an existing basement fails to legalise. Rooms get called bedrooms without a compliant opening, and the fix means saw cutting the foundation. Building the opening correctly the first time is far cheaper than correcting it afterwards.

Its own laundry, Rental Suite with Feature Wall, Sugarsnap, SE Calgary
Laundry

Its own laundry

For a self contained unit this matters more than it looks. Shared laundry means shared access through the main home, which undermines the independence the whole build is meant to create.

Laundry was designed into the layout rather than left to wherever there happened to be room. The unit gets its own washer and dryer, with the water supply, drain and dedicated circuit run during rough in and the dryer vented properly to the exterior.

Halls and circulation, Rental Suite with Feature Wall, Sugarsnap, SE Calgary
Circulation

Halls and circulation

Circulation is where basements are usually compromised, because it is the first thing sacrificed to gain floor area elsewhere. Corridor widths and door swings were held to what the layout actually needs so the unit does not feel tight in use.

Consistent flooring and lighting through the circulation route keeps the level reading as one home rather than a set of separate rooms.

Scope Of Work

What this build involved

A separate, code compliant entrance so the unit operates without any access through the main dwelling.

Full Kitchen

Complete kitchen with cabinetry, counters, sink and appliance connections on dedicated circuits.

Bathroom & Laundry

Full bathroom for the suite, with laundry provision planned into the layout rather than added later.

Permits & Inspections

Full permit package and every required City inspection, so the suite is legal on paper as well as in practice.

What can a legal basement suite rent for in Calgary?

Legal basement suites in Calgary have commonly rented in the region of $1,500 to $1,750 per month, moving with size, finish, parking and location. Rental markets shift, so run your own numbers on current listings before committing.

Can I rent out a basement suite that was never permitted?

You are taking real risk if you do. Unpermitted suites can be ordered closed, can void or complicate insurance claims, and routinely cause problems at resale. Legalising an existing space is often possible, and we can tell you what it would take after looking at it.

Does building a legal suite change my property taxes or insurance?

Insurance should be updated to reflect that the home contains a suite, and you should tell your insurer. Speak to your provider and to the City about your specific situation, since it depends on the property.

Who handles the permits and inspections?

We do. Development and building permits, the drawing package, and every required inspection through to final approval are part of the job rather than something handed back to you.

Is there funding available for a rental suite?

The City of Calgary Secondary Suite Incentive Program has reimbursed eligible owners up to $10,000 toward a legal, registered suite. Programs and their rules change, so we check what is current with you at the free consultation.
